1. Applicability

These guidelines shall apply to all plot owners who are members or associate members of The County Address Villa Owners/Residents Cooperative Society Limited registered under the Karnataka Cooperative Societies Act, 1959.

2. Ownership and Use of Plots

Plots shall be used only for residential purposes unless otherwise permitted by statutory authorities and approved by the Society. Sub-division, amalgamation, or encroachment is prohibited without approval.

All plot modifications, subdivisions, or changes in use must receive prior written approval from both statutory authorities and the Society management.

3. Compliance with Laws and Society Bye-laws

Plot owners shall comply with the Society's bye-laws, provisions of KCSA, 1959, rules 1960 and all applicable statutory regulations.

4. Construction on Plots

No construction shall commence without sanctioned plans from the competent authority and prior written approval of the Society. Construction shall adhere to Society's construction guidelines in force.

5. Common Areas and Infrastructure

Roads, drains, parks, open spaces, and utilities are common property of the Society and shall not be damaged or altered.

8. Payment of Society Dues

All maintenance charges, contributions, and other dues shall be paid on time. Non-payment may attract penalties or action under the bye-laws, KCSA 1959, rules 1960.

Timely payment of all society dues is mandatory. Defaulters may face penalties and legal action as per the cooperative society regulations.

9. Transfer, Sale, and Mortgage of Plots

Transfer or sale of plots shall be as per Society bye-laws, after clearing all dues and with prior intimation and approval of the Society.

10. Tenants and Occupation

Plot owners shall inform the Society of tenant or occupant details and shall be responsible for their compliance with Society rules.

11. Utilities and Services

Water, electricity, sewerage, and other services shall be obtained only from authorized sources. Unauthorized connections are prohibited.

12. Inspection and Access

The Society may inspect plots after due notice, and plot owners shall cooperate.

13. Violations and Penalties

Violation of these guidelines may attract notices, penalties, recovery of damages, or legal action as per byelaws, KCSA, 1959 rules 1960.

14. Dispute Resolution

Disputes shall be resolved in accordance with Society bye-laws and provisions of KCSA, 1959 rules 1960.

15. Amendments

These guidelines may be amended or modified by a resolution passed in the General Body Meeting of the Society.
